Conventional Mortgages
Conventional loans follow the guidelines set forth by Fannie Mae, Freddie Mac, and the Federal Housing Finance Agency (FHFA). In the overall sphere of mortgage requirements, conventional loans are the most straightforward. Good borrower credit history, down payments, and full documentation of income and assets are the standard for loan approval. These requirements have made them a pillar of the housing market for decades.

This means your loan will always stay at Cascade Community CU—not sold to another loan servicer—and your payments will be conveniently made directly to CCCU. We offer competitive rates on both owner occupied and non-owner occupied residences. And, in most cases, there are no closing costs! FHA Mortgages
FHA loans have been helping people become homeowners since 1934. The Federal Housing Administration (FHA)—which is part of HUD—insures the loan, so that lenders like Cascade Community CU can offer you a better deal. FHA loans are available on 1-4-unit properties. In general, FHA loans offer low down payments, low closing costs, and easy credit qualifying. For first-time homebuyers, FHA might be just what you need. Your down payment can be as low as 3.5% of the purchase price.

USDA Mortgages
This program assists approved lenders, like CCCU, in providing low- and moderate-income households the opportunity to own adequate, modest, decent, safe, and sanitary dwellings as their primary residence in eligible areas. This program provides 100% financing to eligible homebuyers.

VA Mortgages
VA Mortgages are for servicemembers, veterans, and eligible surviving spouses who become homeowners. As part of our mission to serve you, VA Home Loans provide you with a loan guaranty benefit and other housing-related programs to help you buy, build, repair, retain, or adapt a home for your own personal occupancy. VA Home Loans are provided by private lenders, like CCCU, and guarantee a portion of the loan—enabling us to provide you with more favorable terms. Your length of service or service commitment, duty status, and character of service determine your eligibility for specific home loan benefits.

Manufactured Home Mortgages
Providing affordable financing for manufactured homes hasn't always been easy - but not any longer. We are pleased to offer a variety of new purchase and refinancing products for manufactured homes.
